n°1 above SeLoger.

A few weeks ago I built, from scratch, a page for a property that doesn't exist. Today it dominates Google on specific searches, above SeLoger and Le Figaro. With zero budget. Here is how, and why 2026 makes this approach decisive.

Picture this: a buyer searches for the exact phrase "6-bedroom manor house in Viella". On SeLoger, your property shows up, drowned among 800,000 listings, surrounded by competing properties, with a tiny video and a description cut off at 500 characters.

Now picture the same buyer, the same search, but landing on an entire page devoted to this single property: its own domain name, a full-screen video, its complete story, a direct line to the agent. Zero competitors.

This isn't hypothetical: it's exactly what I tested with maison-viella.fr, a property that doesn't exist. The detailed numbers are further down.

And the timing isn't neutral. In 2026, Google itself is entering the real estate portal wars: in the US, it now shows listings directly in its results and connects the buyer to the agent with no middleman. The portals' monopoly is cracking. The real question is no longer whether the model changes, but who will benefit from it.

The real problem with portals

The big portals excel at one thing: mass discovery. But for a prestige property, it's the worst possible environment:

How buyers actually search

Portals dominate broad searches ("house Gers"). You can't beat them there, and that's not the goal. But serious buyers type specific searches: "manor house Viella", "6-bedroom house for sale Viella". On those queries, a page dedicated to that exact property is more relevant than a portal's filtered page. Google rewards relevance.

The proof: the maison-viella.fr experiment

A page dedicated to a fictional prestige property, a 17th-century manor house, 408 m², 6 bedrooms, 895,000 €. A property that doesn't exist, on a domain built from zero. My rules: no advertising, no paid backlinks. Just a well-built page: video, gallery, long-form description, FAQ, structured data, clean local SEO.

Manual check on Google (France), verified in private/incognito mode from several cities (Paris, Marseille), outside the region. Positions change over time.

Few impressions, but every click counts. The volumes are deliberately small: the queries are so specific ("6-bedroom manor house in Viella with a pool") that they filter for genuinely interested buyers from the first click. No tyre-kickers, no wasted time — only qualified visitors looking for this exact property.

On a specific query, a dedicated page can literally outrank SeLoger in Google results, with no budget, in a few weeks.

The one-line summary: SeLoger is the fisherman's net. The dedicated page is the harpoon. Complementary, never competing.

2026: Google enters the portal wars

In 2026, Google shows property listings, prices, photos, features, directly in its results, and lets the buyer contact the agent without going through a portal. When this expansion was announced, Zillow's stock dropped around 5%.

In parallel, search itself is changing: 68% of Google searches end without a click in 2026, and with an AI summary that figure rises to 83%. Buyers use ChatGPT and Gemini to compare properties. The new rule: be cited and recommended by an AI, not just clicked.

Why all of this favours a dedicated page

A word of caution: it's not as simple as it looks

Let's be honest: anyone can create "a page". But a page that ranks n°1 above SeLoger is another story entirely. A beautiful page nobody finds is worth nothing. The difference between an invisible page and one that dominates Google is invisible to the naked eye, but decisive:
